AirTrunk's $1.5 Billion REIT Listing Pushed to Next Year
According to sources familiar with the matter, the planned initial public offering of a real estate investment trust in Singapore has been postponed until next year. The listing, valued at approximately $1.5 billion, is led by data center operator AirTrunk, which counts Blackstone among its key financial backers.
Market Volatility and Rising Rates Narrow Issuance Window
The primary reasons for the delay are rising interest rates and heightened market volatility, which have significantly dampened investor appetite. Sources indicated that AirTrunk originally aimed to formally gauge investor interest in early October, but the uncertain global interest rate environment has prompted many institutional investors to adopt a wait-and-see approach.
Yield Adjustment Fails to Fully Counter Market Headwinds
In an effort to enhance the offering's appeal, AirTrunk considered increasing the REIT's targeted yield from 5.5% to around 6%. However, the U.S. Federal Reserve's rate hike in September and market expectations of further increases have meant that even this adjustment was not sufficient to fully alleviate investor caution. The pricing dynamics for infrastructure assets are currently undergoing a broad reassessment.
Implications for Data Center Industry Financing
This postponement highlights that while data centers remain a critical component of digital infrastructure with strong long-term demand, their financing activities remain sensitive to macroeconomic and financial conditions. In a higher interest rate environment, the pace of capital deployment in capital-intensive sectors like data centers may slow broadly. Market participants are now closely monitoring the trajectory of interest rates to identify the next viable issuance window.
